Roof replacement in Port St. Lucie
Updated 2026-11-02
When a site-built single-family home in Florida gets a new roof, the replacement must include a secondary water barrier and improved roof-deck attachment, and in some higher-value homes roof-to-wall connections too (F.S. 553.844).
What does the permit process look like?
- Your licensed roofer applies through the City's e-permitting portal
- The permit card and product approvals must be kept on site
- Inspections are scheduled through the portal; the permit only closes when all pass (City inspections)
- Work must follow the Florida Building Code, currently the 8th Edition; the 9th Edition is scheduled to take effect December 31, 2026 (Florida Building Commission)
Shingle, metal or tile?
Architectural shingles cost least up front. Metal and concrete tile cost more but are popular on the Treasure Coast for longevity and wind performance. Whatever you choose, ask for the Florida product approval number and the installation method used to meet wind requirements.
